As the holiday cheer settles in and the temperatures drop, winter brings more than just cozy evenings—it brings the potential for costly home damage. Frozen pipes, leaky roofs, and drafts can quickly turn your festive season into a frantic repair job.

As your local realtor, I’ve seen firsthand how a little preventative maintenance now can save you thousands later. Whether you plan to sell soon or stay put for years, protecting your biggest asset is always a smart move.

Here are the essential winter home maintenance tips to keep your house safe, warm, and ready for whatever the season throws at it!


1. Protect Your Plumbing from Freezing 💧

The biggest winter threat is often burst pipes. Water expands when it freezes, and that pressure can crack even the sturdiest copper or PVC.

  • Insulate Exposed Pipes: Wrap any pipes located in unheated areas like attics, crawlspaces, or basements with foam pipe insulation. It’s inexpensive and easy to install.

  • Disconnect Hoses: Disconnect all garden hoses from outdoor spigots. If hoses are left attached, water trapped inside can freeze back into the pipes and cause a rupture inside your wall.

  • Drain Exterior Faucets: After disconnecting hoses, turn off the water supply to your exterior faucets (if they have interior shut-off valves) and open the spigot outside to let the remaining water drain out.

  • Keep Cabinet Doors Open: When extreme cold hits, open the cabinet doors under sinks on exterior walls to allow warmer air from your home to circulate around the plumbing.


2. Safeguard Your Roof and Gutters this Winter 🌧️

Your roof and drainage system are your primary defense against rain, snow, and ice.

  • Clean Gutters: Clear all leaves, dirt, and debris from your gutters and downspouts. Clogged gutters prevent melting snow from draining properly, leading to dangerous ice dams forming on the edge of your roof.

  • Check the Attic for Ventilation: Ensure your attic is properly vented and insulated. Good ventilation prevents the roof deck from getting too warm, which is the key cause of those damaging ice dams.


3. Service Your Heating System 🔥

A reliable furnace or heat pump isn’t just about comfort; it’s about safety.

  • Schedule a Tune-Up: Have a professional HVAC technician inspect and service your furnace or boiler. They check for efficiency, safety issues (like carbon monoxide leaks), and catch small problems before they lead to a complete system failure.

  • Change Filters: Replace your furnace filter monthly (or as needed). A clean filter ensures maximum air flow, improving efficiency and reducing strain on the system.

  • Check Vents and Registers: Ensure all heating vents are open and not blocked by furniture or rugs. Restricting airflow makes your system work harder and increases your heating bill.

  • Seal Windows and Doors: Use caulk to seal any cracks around the exterior window frames and use weatherstripping to seal gaps around doors and operable windows.

  • Reverse Ceiling Fans: If your fan has a reverse switch, use it! Running the blades in reverse (clockwise) at a low speed pushes warm air near the ceiling back down into the room.

Don’t forget the essential safety systems that protect your family.

  • Test Smoke and CO Detectors: Change the batteries in your smoke detectors and carbon monoxide (CO) detectors. Heating systems and fireplaces increase the risk of CO poisoning during the winter.

  • Prepare Emergency Kits: Gather supplies in case of a power outage: flashlights, batteries, blankets, water, and non-perishable food.

  • Maintain Fireplace/Chimney: If you have a wood-burning fireplace, schedule a chimney cleaning (a “sweep”) to remove creosote buildup, which is a common cause of chimney fires.
