Halloween is just around the corner, which means our thoughts turn to tricks, treats, and things that go bump in the night. While a bump in the night is only a small scare, a bump in your real estate closing process can be a true nightmare!

A successful real estate journey culminates in that sweet moment—the closing—where keys and funds are exchanged. But often, this is where the real stress kicks in.

The good news? A smooth, stress-free closing isn’t a magical myth; it’s the result of preparation, communication, and avoiding a few common “tricks.”

The Real Estate “Tricks” to Watch Out For

Just like a villain revealing their grand, terrifying plan, some issues only seem to pop up right before closing. Here are the top three “tricks” that can derail your smooth process:

1. The Credit Score Ghost 👻

A common mistake is making large purchases or applying for new credit after your loan is approved but before closing. This can drastically change your debt-to-income ratio, causing your lender to pull the plug on your financing.

  • The Treat: Lock your wallet! Avoid opening new credit lines (even a furniture store card) or making large purchases (like a new car) until the ink is dry on the closing documents.

2. The Title Issue Lurker 📜

Title issues are legal claims or disputes over property ownership. This might be an unpaid lien from a previous owner, an old boundary dispute, or an unreleased mortgage. If the title isn’t clear, the sale cannot legally close.

  • The Treat: Ensure your agent and attorney order title insurance early in the process. This acts as your shield, guaranteeing a clean title and protecting you from future legal costs related to past claims.

3. The Unprepared Paperwork Monster 📝

Closing involves signing what feels like a small forest of documents. If you show up unprepared, expecting to simply scribble your name, you’ll be quickly overwhelmed and potentially forced to reschedule.

  • The Treat: Your lender is required to provide you with the Closing Disclosure (CD) at least three business days before closing. Review it thoroughly with your agent and/or attorney. Confirm all fees, loan terms, and totals match what you expected. Bring your ID and your certified funds (usually a cashier’s check) as instructed!

The Sweetest Treat: Closing Day Success

When you prepare properly, the closing process is simply the final handshake. It’s the moment you get to pick up your keys and transition from a nervous buyer or seller to a happy new homeowner or a successful seller. What a treat!
