If you’re considering selling your home, here is the professional roadmap we’ll follow together to ensure a smooth, profitable closing.

Phase 1: Preparation for the Road is Everything (The Strategy Session)

Before we hit the market, we must lay a solid foundation. This is where we maximize your potential price and reduce stress later.

1. The Comprehensive Market Analysis (CMA)

Forget online estimators; we need data. I will provide a Comprehensive Market Analysis (CMA), looking at recent sales of comparable homes (comps), current market inventory, and neighborhood trends. This allows us to determine the optimal listing price—the perfect number that attracts maximum buyer attention without leaving money on the table.

2. Condition and Staging Consult

Buyers purchase based on emotion, and presentation is key. We’ll walk through your home to identify necessary repairs, decluttering, and staging opportunities. My goal is to make your home appeal to the largest possible pool of buyers:

  • Decluttering: Storing personal items helps buyers visualize their own life in the space.
  • Repairs: Addressing small issues (leaky faucets, sticky doors) prevents buyers from thinking there are bigger problems lurking.
  • Staging: Whether through minor rearrangement or professional staging, we create a light, open, and aspirational environment.

Phase 2: Maximum Road Exposure (The Marketing Engine)

Once the home is prepped, my marketing plan kicks into high gear. This is where we turn your house into a must-see listing.

Phase 3: Negotiation and Contract (The Critical Stage)

This is where my experience as your advocate is most valuable. Once offers start coming in, we shift into strategic mode.

5. The Road to Sold: Reviewing and Analyzing Offers

The highest price isn’t always the best offer. We will carefully analyze all elements:

  • The Price: Is it fair and supported by the market?
  • Contingencies: Are there financing, inspection, or appraisal contingencies, and what are the timelines?
  • Closing Timeline: Does the closing date fit your moving schedule?
  • Buyer’s Strength: Is the buyer pre-approved with a credible lender?

6. Navigating Due Diligence and Contingencies

Once an offer is accepted, we enter the due diligence period. This typically involves the home inspection and appraisal. I will work with you to skillfully manage any required repairs or price renegotiations that arise from the inspection, always protecting your equity and ensuring we stay on The Road to Sold.

Phase 4: Closing (The Finish Line)

The final leg of the journey is about legal and financial finalization.

7. The Road to Sold: Final Walkthrough and Signing

Before closing, the buyer performs a final walkthrough to confirm the property is in the agreed-upon condition. Once that is complete, all parties meet to sign the final documents. I’ll be there to guide you through the last pieces of paperwork, ensuring every detail is correct.

8. Handing Over the Keys

Congratulations! The sale is officially closed, and the deed has been transferred. This is the moment we’ve worked toward—a successful, stress-free transaction that allows you to move on to your next adventure.
